This site had a unique 5-car tandem garage with a large utility/storage space at the back of the building.
Because we had 2 tenant parking spaces that needed to be preserved, we designed this project so it could be constructed in 2 phases. Phase 1 included keeping a 2-car tandem garage at the front of the building, and converting the rear half of the ground floor into 2 spacious 1-bedroom units.
Outdoor space is a wonderful benefit of these ground-floor units so we always try to maximize private outdoor space in our ADU projects. At this property we had a large rear yard and were able to create large private patios for each unit. But we also created additional open space for one of the bedrooms facing an interior light court.
Both of the units we created have beautiful tall ceilings, lots of natural light, and the bonus of the large private patios. These new rent-controlled units were so desirable, they rented immediately.
