1230 Revere

Vacant lots still exist in the City of San Francisco. It's surprising, but true. One of our long-time clients found this great lot in the Bayview District, very close to the highly trafficked 3rd Street Rail Line.  It was only zoned for 2-units, but thanks to our local ADU program, we were able to create 3 family-sized units at this site.

 

Even better, we were able to get this entire project approved in just 9 months. That's unheard of for a new construction project in SF. Similar projects can take 5 years or more. We got very lucky having no neighbor complaints, but also leveraged our experience to design a fully code-compliant project to help streamline approvals.

We're very proud of the design for this project. The ground floor ADU has 2-bedrooms and 2 bathrooms with terrific access to the rear yard.  The upper two units are both 3-bedroom / 2 bathroom units with large, light-filled living spaces and private decks at the rear with a view of the hillside. At the top level, we played with a sawtooth roof design to create spectacular ceiling volumes and bring in more clerestory light from high windows above. These rooms feel incredibly spacious.

This project is currently under construction and should be completed by fall 2024. We'll be sure to post finished photos when everything is completed!
