This ADU project was one of our largest. We converted 31 parking spaces into 9 incredible rent-controlled apartments with 12' ceilings and private yards for almost every apartment.

 

This site was in an high-density zoning district, which required us to make 40% of the new units 2-bedroom layouts or larger.

We created a diverse mix of unit sizes for a variety of income levels including (4) large 2-bedroom units, (3) 1-bedroom units, and (2) studio apartments. Several units were so large we also created dedicated office space and large walk-in closets for tenants.

Because of how the building was sited, almost every unit faces into a rear or side yard, making them quiet, safe spaces with large private patios.

The best part is, there are room for another 4 units when the remaining tenant parking spaces are no longer being used.
